Smithfield Utah Homes - 2009 Home Sales Numbers

Smithfield Utah Real Estate has seen a decline in home sales for the first four months of 2009. The median and average price of homes sold in Smithfield Utah is also substantially down. Through the first four months, only 22 homes have sold in Smithfield Utah. The median sales prices of these homes of $150,000 is far less than the $174,950 median price of homes sold last year. It is more than $65,000 less than the $215,000 median list price of active Smithfield Utah Homes.

Smithfield Utah currently has 76 Homes for Sale, almost a years worth of inventory at 2008's sales pace. Six of these listings include Condos in Smithfield Utah.

What does this all mean? It means it is a buyers market in Smithfield Utah. There aren't a lot of high end buyers right now, even though there are a lot of high end homes for sale. The Smithfield Real Estate market isn't substantially different than the Cache Valley market as a whole, it just has a few more expensive homes for sale right now.

Hyrum Utah Homes - Hyrum Real Estate Sales Stats for 2009

Can you believe it, 2009 is nearly one third through. Here is a quick wrap up of home sales results for the first portion of 2009 in Hyrum Utah.

There are currently 52 Homes for Sale in Hyrum Utah. In the first 120 days of '09, 20 Hyrum Utah Homes sold. The median price of these homes was $145,500 while the average price was $140,153. These prices are down from last years prices, and the average sold price is actually less than in 2007.

North Salt Lake, UT - 1st Quarter 08-09

Homes sold in North Salt Lake decreased 17% from 53 to 44.  Median sold price is down 11.5% and average sold price decreased more than $100,000.  Inventory is up to one year and there are currently 180 North Salt Lake homes for sale.

Layton, UT - 1st Quarter 08-09

Layton is the largest city in Weber County and also had the greatest decline in number of houses sold, 36%.  Yet, sold price did not change much for Layton homes.  Median sold price increased by $15 and average sold price decreased by $5,325.  There are 505 homes in Layton for sale and inventory is just under one year.

Kaysville, UT - 1st Quarter 08-09

Kaysville homes sold decreased 16%, selling 8 less homes.  Average sold price slightly increased from $285,445 to $288,616 and median sold price of homes in Kaysville went from $250,000 to $285,000.  13.5 months of inventory and 189 listings show there are plenty of homes on the market to choose from.

Clinton, UT - 1st Quarter 08-09

Down 18%, Clinton homes sold went from 78 to 64.  Median sold price had a 1% decrease and average sold price had a 4% decrease.  There are 152 listings and 7.13 months of inventory for homes in Clinton.  Today's home prices are about $15,000 more than sold price in the first part of 2008.

Clearfield, UT - 1st Quarter 08-09

The number of Clearfield homes sold decreased 13% from 61 to 53.  Median sold price increased slightly by 1.29%.  Average sold price also increased a little, up 2.16%.  Currently, price of homes in Clearfield haven't changed much.  There are 9.79 months of active inventory and 173 homes for sale.

Bountiful, UT - 1st Quarter 08-09

Bountiful homes sold declined 25%, making it close to the average in the county.   Bountiful median sold price had the largest increase in the county, rising 22.4%.  Average sold price also increased, but only 6.5%.  The average current price of homes in Bountiful is 40% higher and is close to one half million, probably meaning that more higher end homes were put on the market this past quarter.

Upper Ogden Valley, UT - 1st Quarter 08-09

Eden, Huntsville and Liberty went through a large decline in all areas.  Only 13 homes were sold in the Upper Ogden Valley during the first quarter of 2009.  236 homes in the Upper Ogden Valley are listed, making active inventory over 4.5 years!   Median sold priced dropped 20% and average sold price went down 35%.  Even with the big decrease in prices, homes in this beautiful area are still the most expensive in the county.

Roy, UT - 1st Quarter 08-09

Roy experienced the smallest decline in number of homes sold.  That being said, the number of Roy homes sold still decreased 24%.  There is a healthy 7.42 months of inventory and 245 active homes in Roy listed.  Median sold price saw a small decrease of 1.39% and average sold price saw a decrease of 4.8%.
