2008 Home Sales for North Salt Lake UT

North Salt Lake homes sold in 2008 stayed quite consistant with 2007's numbers. Sales only went down 1.65%, which is a big difference from the rest of the area.  Median sold price decreased 8.93% to $229,945 and average sold price decreased 15.48% to $297,098. Inventory is up to 9.29 months. With high inventory and overpriced homes, some issues are created. Current median price is up 26.43% and average price is up 31.15%

2008 Home Sales for Layton UT

Home sales dropped below 1,000 in 2008, down 23.82%. Median and average sold prices also decreased.  Median price went down 4.78% to $203,950 and average price stopped at $226,187, down 2.16%. Houses have been marked up quite a bit so there should be room for some negotiation.  With 496 listed, there are still plenty of homes for sale in Layton.

2008 Home Sales for Kaysville UT

Home sales went down 17.27% in Kaysville. Median price was down 8.62 percent and ended the year at 263,000 while average price went down only 2.3% to $303,567. Kaysville homes are overpriced by about 20% and with 9.76 months of inventory, the current buyers market may force many sellers to reduce their prices dramatically.

2008 Home Sales for Clinton UT

Number of homes sold in Clinton went down 21.88% from 448 to 350. Average sold price increased by less than a percent and median sold price decreased by less than two percent so prices over the past few years have not changed a whole lot. Homes in Clinton are currently a little overpriced but with 148 homes listed, many are bound to lower their asking price.

2008 Home Sales for Clearfield UT

Median sold price in Clearfield saw an increase of 3.06%, from $155,000 to $159,900.  Average sold price saw an increase of 1.26%, from $165,250 to $167,366. The number of homes sold dropped 31.45%.  Because there is only 6.13 months of inventory, the market is currently balanced. With 167 different choices, there are many affordable homes in Clearfield UT.

2008 Home Sales for Bountiful UT

Bountiful homes sold decreased 18.23% in 2008 which is just under the county average. Median sold price is down 4.4% to $229,950 and average sold price is down 9% to $273,817.  Homes are currently overpriced by over ten percent and there are 8.27 months of inventory.  One of the 235 listings in Bountiful could be the right one for you.

2008 Home Sales for the Upper Ogden Valley UT

Home sales in Eden, Huntsville and Liberty dropped about 30% as homes sold went from 98 to 69 in 2008. Median price went down 4.29% to $368,500 and average price jumped 12.37% from $426,898 to $487,165.  With an overwhelming amount of inventory, over three years, many of the homes will have to drop prices drastically whereas others may hold their ground.  There are currently 239 homes listed in the Upper Ogden Valley.

2008 Home Sales for Roy UT

Number of homes sold in Roy went down 16.32%, which is about 10% less than average in Weber County. Median price went down 2.34% from $166,800 to $162,900.  Average price went down 3.55% from $168,244 to $162,278. Median prices for Roy homes are 4% higher than what they sold for last year so it is possible that sellers will have to lower their price by at least a few percent in order to sell. There are 5.12 months of inventory and 254 homes listed.

2008 Home Sales for North Ogden UT

Homes sold in North Ogden dropped 33% in 2008 but sold prices increased.  Average sold price increased 2% to $208,262 and median sold price increased 5.25% to $195,250. Current price of homes in North Ogden are up about 17% from 2008 sold price.  There are 5.88 months of active inventory.
